Booking Terms

A deposit* of 30% and a credit card number is required to secure your booking. Payment of the deposit represents the client’s acceptance of these Terms and Conditions. This deposit payment is non-refundable.

Balance of the rental amount must be received in full 7 days prior to occupancy (unless otherwise arranged). If not the owner has the right to cancel the booking and attempt to re let it.

The owners will make every effort to ensure the property is available as booked. However, the owners reserve the right to make alterations to bookings due to unforeseen circumstances.

*Depositcan be in the form of direct deposit, credit card (Visa and MasterCard 1.9% surcharge) (Amex and Diners 3%) or cash. Credit card details will be taken as security on the property for any damage or excess cleaning.

Cancellation Policy

  • Cancellation of a booking before your stay will incur the loss of deposit.
  • Cancellation 14 days before your stay - 100% of the reservation will be charged.
  • No refund will be made if you cancel any part of your reservation during your stay.


  • Non-shedding dogs may be allowed upon request BEFORE a booking is made. Dogs are charged at $40 per dog per night and conditions do apply. Credit card details or a bond may also be obtained as security for any damage.
  • Dogs are under no circumstances allowed on furniture or bedding. The house must be left with ‘no trace’ of any dog hair on the floor, bedding or furniture. There is a vacuum cleaner available. All dog faeces must be picked up and disposed of. Any non-compliance with these terms and conditions will result in extra cleaning charges.

Coming and Going

  • Check-out time is 10am by the latest, to allow time to prepare property for next guests.
  • Check-in time is 2pm unless prior arrangement has been made.

Note: Variances can be agreed on but only by arrangement with the owner.

To maintain a good standard for our guests we require certain conditions to be complied with. We appreciate most will respect our property but the occasional abuse requires that we state the following conditions.

The property should be left in a similar state to its condition upon guest arrival or charges will apply. Any damage to the property, excess cleaning, garbage removal or theft of property will be charged to the guest’s credit card supplied.

The number of Guests staying at the property should not exceed the number that have been booked and paid for. Fees will apply for excess guests not agreed with the owners in advance.

Disturbance to our neighbours, including excessive noise, is prohibited and may result in termination and eviction without refund and extra charges may be made for security and other expenses.

Parties and Functions are strictly prohibited. The price charged is for domestic use only and not commercial. Accordingly this rate does not allow for the extra wear associated with functions in terms of cleaning, garbage removal, wear and tear, repairs etc. Use contrary to this may result in loss of your bond and/or additional payments.

Damage, Breakages, Theft and Loss are the tenant’s responsibility during their stay.

All furniture and furnishings must be left in the position they were in when you arrived.

The cottage is NOT serviced during your stay. Extra sheets and towels will be provided for those staying more than a week.

Loss - the owners take no responsibility for the tenant’s personal property.

Variations to these conditions may only be made by prior arrangements with the owner in writing.
